Gleason Public Library
Historic Façade Renovation & Repair Project
The Façade Renovation and Repair project nears completion with only
punch
list items and landscaping remaining. A community celebration of this
historic building is set for May 22, 2010 from 1 to 3 pm. Please join us for
a casual afternoon with friends and neighbors.
Background:
The Board of Library Trustees voted on September 2, 2009 to enter into
contract with Consigli Construction as general contractor for the renovation
project following the public bidding process. Work is commenced in mid
September and extended through January with some small items dependent upon
warm weather delayed until after the spring thaw (landscaping, front brick
pathway).
The Gleason Public Library Restoration and Repair Project, under the
Community for Preservation Act, was approved with a total budget of $775,000
on May 4, 2009 at town meeting. Subsequently, after review of the work to
date and agreement among the BRIC and Board of Trustees, the contract with
Lerner| Ladds & Bartels, Inc. was amended to complete Phase II of the
project which includes completion of the bid documents and overseeing the
construction project. The Building Committee and Town Counsel reviewed
drafts of these documents before it was posted as a public bid. The Project
was presented to both the Conservation Commission (August) and Historical
Commission (July) for approval of components of the project.
The Project was posted in the Central Register on July 22, 2009. An ad ran
in the July 18, 2009 Boston Globe. The project materials (including plans,
specifications, addendums, etc) were available at projectdog.com project
#704778. Subbids were due on August 6 and general contractor bids were due
on August 20. All documentation was reviewed including the qualifications
outlined in the specifications and DCAM's records on general contractors
reviewed before the Architect presented their findings and the Building
Committee and Board of Trustees voted to enter into contract.
The project includes a comprehensive repair to stop water damage and
deterioration to the 114 year old historic building. This historic building
has never received comprehensive work. To date, only small, maintenance
efforts have been made. Water infiltration has been a growing problem for at
least several decardes. It is important to note that this is a separate
project from the renovation/expansion project of 2000.
RFQ Design Process 2008
In December 2008, the Board of Library Trustees entered into contract with
Lerner | Ladds + Bartels, Inc., with Simpson, Gumpertz and Heger
(Engineering Firm) to complete phase 1 of the project. The Executive Summary

Lerner | Ladds + Bartels, Inc was selected through a Request
for
Qualifications (RFQ) for Design Service process in September titled "To
Diagnose Deterioration and Water Damage and to Develop Plans for the
Restoration and Repair of the Gleason Public Library Historic Building
Envelope" This RFQ was posted in the August 6, 2008 Central Register and
